Profile Description

Take phone calls or text messages requesting maintenance during work hours and create new work orders as needed.
Solicit estimates from vendors for larger repairs.
Present estimate options to Owners for review and approval.
Schedule repairs between Vendors and Tenants within Appfolio software.
Ensure that repairs are scheduled and completed in a timely manner.
Ensure repairs are completed either by requiring photographs for payment for small repairs or arranging for a physical inspection upon completion.
Oversee unit turns.
Process final payment for contractors after work is complete and inspected.
Update all work orders with billing information, creating bills as required for both internal work orders and vendor invoices.
Notify the Property Manager or General Manager of bills which need to be paid.
Determine if repairs are to be charged to tenants or owners and mark accordingly.
Track delinquent rent payments and issue Late Payment reminders and Quit Notices as required.
Collect and enter all relevant property marketing data into Appfolio.
