My typical day as a Property Manager
***Responding to Inquiries***:
I start my day by checking Google Voice for any new inquiries from potential tenants or current residents. It’s essential to provide prompt and professional responses to address any questions or concerns.
***Managing Property Showings***:
I coordinate and schedule property showings for prospective tenants. This includes confirming appointments, preparing the property for viewing, and conducting the showings if needed.
***Conducting Background Checks***:
Alongside managing showings, I perform thorough background checks on potential tenants using Innago. This helps assess their suitability and ensure they meet our property policies.
When evaluating applications, I use Innago to perform background checks. Generally, if Innago recommends acceptance, it typically means the applicant’s income is at least 2x the monthly rent.If Innago suggests declining an application, it’s usually due to a previous eviction, poor credit, or a criminal record. However, if it’s been more than 5 years since an issue and the applicant meets all other requirements, I might still consider them if everything else looks promising. There is a strict policy against accepting applicants with convictions for assault, aggravated assault, assault with a deadly weapon, murder, manslaughter, or any other violent crimes. For applicants who don’t meet the 2x income requirement, if we have another property available at a lower rent, I inform them of that option to see if they qualify. To verify income, I review 2 months of income statements. For biweekly payments, I sum the amounts and ensure that, after subtracting the rent, at least half of the total income remains. Even if Innago approves an application, I double-check the reports for accuracy.If there are any uncertainties, I reach out for further clarification or assistance.
***Lease Management***:
I handle the creation and management of leases through Innago. This involves drafting leases, ensuring accuracy, and making any necessary amendments or renewals.
***Handling Maintenance Requests***:
I monitor and process maintenance requests submitted by tenants through Innago. I coordinate with maintenance personnel to ensure issues are resolved quickly and efficiently.
***Tracking Prospects***:
I use the New Tenant Tracker app (Excel) to keep track of potential tenants, follow up on their status, and manage their inquiries.
***Engaging with Potential Tenants***:
I maintain and update property listings on Zillow and other platforms. Engaging with interested parties, providing information, and answering their questions are key parts of this task.
***Promoting Listings***:

Throughout the day, I handle inbound calls via Google Voice, providing excellent customer service and addressing any concerns from current tenants or prospects.

I proactively reach out to tenants with overdue rent, addressing these situations professionally to ensure timely payments and resolve any issues.
***Facilitating Property Access***:
