We are seeking a highly motivated and experienced Operations and Lead Management Specialist to play a critical role in driving our success. This role will bridge both real estate investment and residential sales operations, ensuring seamless management of inbound leads, project operations, and data-driven decision-making.

Key Responsibilities:

Operations Management:
- Manage daily workflows, including project timelines, budgets, and resource allocation across both residential sales and real estate investment projects.
- Optimize processes for property evaluation, acquisition, renovation, sale, and listing.
- Collaborate with contractors, inspectors, and other stakeholders to keep projects on track and meet deadlines.
- Utilize tools like Buildertrend, CoConstruct, or Excel for project tracking and reporting.

Lead Management and Seller Interaction:
- Serve as the first point of contact for inbound leads, including potential sellers and buyers.
- Vet and qualify leads, assessing their property details, motivations to sell, and interest in listing.
- Manage both residential sales and investment leads, ensuring smooth transitions between listing, acquisition, or sale opportunities.
- Maintain and update CRM platforms (e.g., Brivity) with accurate lead data, follow-up actions, and status updates for both buyer and seller leads.
- Partner with the acquisition team to ensure efficient handling of investment leads and the residential sales team for listing and buyer transactions.

Negotiation and Relationship Building:
- Build rapport with sellers and buyers, understanding their needs and motivations, whether for listing or selling.
- Negotiate property purchase agreements and listing terms, ensuring alignment with company goals and profit targets.
- Present offers clearly and professionally to sellers and buyers, facilitating smooth transactions on both sides.

Data Management and Analysis:
- Organize and maintain comprehensive lead databases, ensuring accuracy across all lead types.
- Access MLS, property tax records, and investment databases to identify target markets for both residential and investment properties.
- Analyze and segment leads based on market data, property characteristics, and motivation to either buy, sell, or invest.
- Enhance lead generation strategies with A/B testing and campaign optimization.

Strategic Planning and Reporting:
- Develop standardized tools, checklists, and workflows for evaluating properties and managing leads.
- Create and deliver daily and weekly performance reports for the team, highlighting key metrics and areas for improvement.
- Adjust strategies based on performance metrics, market trends, and feedback to optimize both residential sales and investment opportunities.

Qualifications:
- Proven experience in lead management, sales, or operations (with a focus on both residential sales and wholesale investment).
- Strong negotiation, closing, and relationship-building skills.
- Proficiency with CRM platforms (e.g., Brivity, PropStream) and data management tools.
- Experience managing leads for both investment properties (wholesaling, acquisitions) and residential sales.
- Excellent communication skills with a focus on building rapport and handling multiple lead types effectively.
- Exceptional organizational skills, with the ability to manage multiple tasks, deadlines, and priorities.
- Familiarity with real estate markets, property evaluation, and investment strategies is a significant advantage.
