Breeze Home Buyers is a growing U.S. real estate investment company that buys houses directly from motivated sellers. We are investing heavily in systems, data, and AI-powered workflows so our team can move faster, make smarter decisions, and close more deals. We are looking for a sharp, self-directed operator to help us build the backbone that the rest of the team will run on.
The Opportunity
We have enrolled in the DataSift "5 Day Deal Flow Challenge" — a 32-module program covering data strategy, sequential marketing, deep prospecting, REISift CRM setup, deal analysis, and scaling operations. Rather than doing it ourselves, we want to hire a high-caliber VA to go through the challenge on our behalf, implement every system exactly as taught, and set us up to run at full speed.
This is not a generic VA role. It is a build-and-optimize project. You will watch every video, complete every workbook, apply every AI skill, and then execute the blueprint inside our accounts. When the initial build is complete, you will stay on to maintain the CRM, build KPI dashboards, and help us train the marketing VAs on the processes who will run the campaigns you've built the systems for.
What You'll Do
Phase 1 — Complete the 5 Day Deal Flow Challenge (Week 1–2)
Work through all 5 days of the challenge — videos, workbooks, and AI skills — and implement every module directly inside our accounts. The challenge IS your implementation guide; treat every lesson as a task to complete, not just watch.
Day 1 — Data & Market Research (~3.5 hrs)
Apply the Data Priority Pyramid (Tier 1 First-to-Market ? Tier 2 Stacked Niche ? Tier 3 AI) and Pendulum Theory to pick our highest-ROI data sources.
Pick our Blueprint (A Launchpad, B Optimizer, C Specialist, or D Scale-Up) and map our target market using Market Finder and SiftMap.
Install and use the Claude Skills for REI (First to Market County Data, Sift Market Research, AI-Powered Prospecting) and run a Sold Properties analysis to validate assumptions.
Day 2 — Team Structure, Sequential Marketing & Phone Scoring (~2 hrs)
Design the Replacement Ladder team structure (Data Manager ? Callers ? Lead Manager ? Closer) and the 2:1 Caller-to-Lead-Manager ratio.
Build Niche and Bulk Sequential Marketing filter presets — cheapest channel first (SMS ? Cold Call ? Direct Mail ? Deep Prospecting).
Set up Trestle phone scoring (5-Tier Dial Priority), Smarter Contact for SMS, Free Caller Registry, WhisperFlow for voi
Day 3 — Deep Prospecting (~1 hr)
Build the 4-level Deep Prospecting workflow using the Deep Prospecting Claude Skill and the Property Finder Skill for probates.
Set up Claude AI skip-tracing tool access
Implement the Foreclosure Analysis process (5-Lens FTM) and custom fields for deceased records, tax delinquency, and auction dates.
Day 4 — REISift CRM & Deal Analysis (~4 hrs)
Full REISift/DataSift CRM build: default statuses, pipeline phases, SiftLine boards, 26 pre-built sequences, CRM events, task presets, and 6 drip campaign templates.
Implement the 4 Pillars of Motivation (Reason, Timeline, Condition, Price) and STABM daily routine for the lead team.
Set up the Claude Deal Analyzer plugin (AI Comping Skill + Rehab Estimator Skill)
Day 5 — Scaling, Hiring & SOPs (~2 hrs)
Run the 4-pillar REI Company Audit, produce a 30/60/90 plan, and load the DataSift KPI Sheet with our leading and lagging indicators.
Use the SOP Skill for Claude and the 5-step SOP Pipeline (Learn ? Record ? Transcribe ? Playbook ? Deploy) to document every system you build at a 5th-grade reading level.
Assist with screening potential sales VA candidates.
Deliverable at the end of Phase 1: every module implemented inside our accounts, an SOP for each system, and a short written summary of decisions made and questions flagged.
Phase 2 — Optimize Our REISift CRM
Clean and organize existing data, lists, and tags inside REISift.
Set up pipelines, statuses, custom fields, and automations to match the challenge's recommended structure.
Build and stack marketing lists using the data strategy taught in the challenge (absentee, probate, pre-foreclosure, tax delinquent, etc., as applicable).
Manage skip tracing and data enrichment workflows.
Implement AI-powered workflows, prompts, and skills introduced during the challenge to speed up repetitive tasks.
Phase 3 — Implement Marketing Systems (for other VAs to execute)
You will NOT be running the outreach yourself. You will be building the systems, templates, and SOPs that the marketing VAs we hire will execute.
SMS / text-blasting campaigns — set up the tool, templates, cadences, compliance guardrails, and handoff rules to the acquisitions team.
Cold calling / dialer — configure the dialer, load lists, set up scripts, dispositions, and reporting for the calling VAs.
Direct mail — build mailing list pulls, design template workflows, manage vendor handoffs, and track response rates back into the CRM.
Phase 4 — Ongoing (if retained)
CRM maintenance & data hygiene — AI maintenance for ongoing list pulls, tagging, deduplication, skip-trace management.
Help us screen, onboard, and train the marketing VAs who will run the campaigns you built.
KPI reporting & dashboards — build and maintain weekly reporting on leads, contact rate, appointments, contracts, and marketing spend.
Continuously optimize systems as our volume grows.
Who You Are
You are a self-starter. Nobody will hand-hold you through this — the challenge IS your guide. You watch a video, take notes, and implement. You catch your own mistakes, build repeatable processes, and communicate proactively.
Must-Haves
Experience as an Operations Manager and/or Marketing Manager (not just a general admin VA).
Excellent written English; conversational spoken English for weekly calls.
Proven ability to work independently from training material — you can watch a training, take notes, and execute.
Strong process thinker: you document everything and build SOPs without being asked.
Comfortable working US Eastern Time business hours.
Confident using AI tools (ChatGPT, Claude) for real work — prompting, drafting SOPs, data cleanup.
Zapier and/or
Advanced Google Sheets / Excel (formulas, pivot tables, data cleanup at scale).
Hands-on experience with list stacking and data-enrichment tools (PropStream, BatchLeads, skip-tracing services, or equivalents).
Nice-to-Haves (Preferred, Not Required)
U.S. real estate / wholesaling / investing background; prior experience with REISift, Podio, or similar investor CRMs.
Experience hiring and training other VAs and building KPI dashboards (Google Sheets, Looker Studio, Databox, etc.).

Compensation & Engagement
$6–$8 USD / hour, set on offer based on experience. Weekly payment via Wise
