JOB OVERVIEW

Location: Remote (PH preferred)
Schedule: Full-time with coverage across 8am–10pm ET (rotating), on-call escalation as needed
Tools: Guesty, QuickBooks Online, ClickUp, Google Workspace

Mission
Own daily operations and lead the remote ops team to deliver zero missed cleans, <10-minute guest replies, and >98% turnover pass rate while keeping owners informed and delighted.

Leadership Scope
Directly manage: Ops Associate/Guest Experience Associates (as hired), cleaners/vendors, and Field QA (local, PT).
Partner closely with Systems Manager on PMS automations and reporting.

Core Responsibilities
Guest Operations: Monitor inbox SLAs; resolve issues; coach team on tone and macros; handle escalations calmly.
Turnovers & QC: Ensure cleans are assigned at booking; T-48/T-12 confirmations; enforce photo-proof and re-clean workflows; coordinate Field QA spot checks.
Vendor Management: Recruit/scorecard cleaners and handymen; negotiate rates; maintain surge coverage for events; enforce SOP compliance.
Maintenance & I ---------- : Create/track work orders; dispatch techs; manage smart lock access; drive fast MTTR.
PMS & Automations (Guesty): Maintain tasks, tags, pipelines, templates; keep calendars/data pristine; collaborate on pricing rule execution.
ClickUp Ops Hub: Maintain boards, SLAs, and risk logs; run daily standup and end-of-day audit; close loops.
Reporting & Owner Updates: Publish daily ops digest; weekly KPI scorecard (SLAs, turnover pass/re-clean %, i ---------- ); contribute to monthly owner reports.
SOPs & Training: Build and iterate SOPs; onboard/train new ops staff; lead post-i ---------- reviews and improvements.

Required Experience (Must-Haves)
2+ years leading STR operations for a property manager or co-host (multi-unit portfolio required).
Deep hands-on with Guesty (or Hostfully/OwnerRez) inbox, automations, tasks, and calendar hygiene.
Proven track record coordinating cleaners/vendors with photo-based QC and re-clean workflows.
Strong written English; guest-centric communication; stakeholder management with owners.
Process discipline: checklists, deadlines, evidence-based task closure; comfortable with metrics.
Proficient in ClickUp (or Asana/Monday) and Google Sheets dashboards.

Nice-to-Haves
Smart locks (Yale/Schlage/August), noise monitoring (Minut/NoiseAware), and basic PriceLabs competence.
Built on-call schedules and i ---------- playbooks; experience with compliance/permits.
Familiarity with owner statements and clean ops ? QuickBooks Online handoff.
