Listing’s Feature Analysis and Ranking against compset: I analyze and rank the property’s features against its competitive set to identify strengths and areas for improvement.
Market Dashboard Set Up: I set up a comprehensive market
dashboard to monitor key metrics and trends.
Compset Identification and Analysis: I identify and analyze the competitive set to understand market positioning.
Pricing Analysis (3 Level Pricing) Occupancy Data & Future Price Analysis: I conduct a detailed pricing analysis, including hedge, control, and test strategies, along with occupancy data and future price trends.
High & Low Season Data Analysis: I analyze data for high and low seasons to adjust pricing strategies accordingly.
Minimum Stay Analysis: I assess and set minimum stay requirements to optimize occupancy and revenue.
Cleaning Fee Assessment: I evaluate and adjust cleaning fees to ensure competitiveness and profitability.
Cancellation Policy Assessment: I review and recommend adjustments to cancellation policies to balance flexibility and revenue protection.

Revenue Management Proper:
Regular Update and Monitoring of Prices against compset: I regularly update and monitor prices to stay competitive.
Health check (Listings Health/Performance Scoring) - Every 2 weeks: I maintain a scorecard to track the health and performance of listings.
Monthly KPI Reporting: I provide detailed monthly KPI reports to track progress and identify opportunities for improvement.
