Title Curative & Transaction Coordinator
As a Title Curative & Transaction Coordinator, you will play a key role in helping our real estate investment company get transactions from contract to close—especially those involving complex title issues. Your primary responsibility will be identifying, tracking, and resolving title defects while working closely with title companies, attorneys, sellers, heirs, lien holders, and our acquisitions team.
When transactions are moving smoothly, you'll also assist with administrative tasks that help keep the business organized and running efficiently.
Primary Responsibilities (Title Curative & Transaction Coordination)
Review title commitments and identify title issues that could delay closing.
Coordinate with title companies, attorneys, sellers, heirs, lien holders, and government agencies to resolve title defects.
Manage transactions involving inherited properties, probate, affidavits of heirship, deceased owners, pre-foreclosures, judgments, tax liens, HOA liens, municipal liens, bankruptcies, divorces, and other title-related challenges.
Track all title requirements and ensure curative items are completed before closing.
Coordinate contract execution, document collection, notary appointments, and closing schedules.
Maintain detailed transaction notes and provide regular status updates to the team.
Proactively communicate with all parties to keep transactions moving toward closing.
Administrative Responsibilities
Maintain and update our CRM.
Assist with pulling lists and organizing data.
Help coordinate marketing tasks, including
Organize digital files and maintain transaction records.
Assist with general administrative projects as assigned.
Follow established company systems, checklists, and standard operating procedures.
Ideal Candidates Have Experience Working For
A title company
A real estate investment company
A real estate attorney
A wholesale company handling inherited properties, probate, pre-foreclosures, and title issues
Preferred Experience
Reading and interpreting title commitments
Resolving title defects and curative requirements
Working directly with title companies and real estate attorneys
Handling probate and inherited property transactions
Coordinating affidavit of heirship documentation
Resolving judgment, tax, HOA, and municipal liens
Strong attention to detail and excellent organizational skills
Excellent written and verbal English communication
Ability to manage multiple priorities while meeting deadlines
