Remote Property Management Admin — Independent Contractor
Independent Contractor Engagement | Remote


We are looking for an independent contractor to handle day-to-day tenant and lead communication, coordination, and administrative support for a small property management portfolio. This is a results-based engagement, you manage your own schedule and methods, with clear deliverables and a defined scope of work.

Scope of Work
Handle incoming calls and manage the rental/vacancy list
Respond to leads and inquiries as they come in
Coordinate pest control and first-touch maintenance requests
Create maintenance tickets and notes in AppFolio
Classify and route messages (tenant, owner, vendor, inquiry, applicant, spam) using a defined framework
Participate in a brief daily check-in to report status and flag anything needing a decision

Out of Scope
Account balances, payment history, or financial decisions of any kind these are handled exclusively by ownership
Legal, lease-term, or owner-level judgment calls

What We're Looking For
A reliable, independent worker experienced with remote tools (Gmail, Google Voice/VoIP, AppFolio or similar property management software)
Clear, professional written and phone communication
Comfortable following a structured process and escalation framework, knows when to flag rather than guess
Trustworthy with sensitive tenant information
Comfortable engaging with tenants from a range of cultural and linguistic backgrounds
Proficiency in Spanish is a plus.

Data Handling
This role involves access to tenant contact information, scoped to what's operationally necessary. A signed Data & Privacy Agreement is required before system access is granted, and access is limited to maintenance-related data only, no financial or background information.

Health stipend: $50.00/month
