We are a family-owned luxury custom home builder based in Los Angeles, California. We build high-end homes in some of the most desirable neighborhoods in the city, with project values in the $1M–$3M+ range. We are growing fast — we currently have multiple active builds and a strong pipeline of upcoming projects.

The Role
You will be our in-house Pre-Construction Design Specialist & 3D Visualizer — the creative right hand who works directly with our luxury clients to bring their vision to life before construction begins.
You will own the entire pre-construction design experience: building the client's needs and wants list, creating photorealistic 3D renderings of every space they want to visualize, helping them select fixtures and finishes that match their budget and the home's style, and producing concept designs for kitchens, bathrooms, closets, and cabinet layouts.
This role does NOT involve technical drafting or producing stamped construction drawings. Our licensed architect handles all final construction documentation. Your job is to design the vision, communicate it visually, and hand off a clear concept package to our architect.
This is a senior creative role for someone with strong design taste, polished 3D rendering skills, and the people skills to guide a $2M+ client through dozens of design decisions without overwhelming them.
You will be trusted with sensitive client information and design data. A signed NDA will be required before onboarding.
Work Schedule
Hours: 9:00 AM – 6:00 PM Pacific Standard Time (PST), Monday through Friday (40 hours/week, with a 1-hour unpaid break)
For you in the Philippines: approximately 12:00 AM – 9:00 AM the following day (Manila time)
Why this schedule: You will be on Zoom calls with US clients regularly. Most luxury clients prefer late-morning or afternoon meetings. This schedule gives you full overlap with our team and our clients during their normal hours.
Live overlap: Full overlap with our team and clients in California during their workday.
This schedule is non-negotiable. We need someone whose body clock can adapt to a true overnight Manila shift long-term — please do not apply if you cannot commit to this.
We are also looking for someone willing to work additional hours when needed for urgent client deliverables. Extra hours are paid, and strong performance is rewarded with bonuses.
What You Will Do
Client Needs Discovery
Lead structured discovery sessions with new clients to capture their full needs and wants list — lifestyle, family, entertaining style, daily routines, must-haves, dealbreakers
Translate vague client wants ("I want a warm modern kitchen") into specific design directions with reference imagery
Build a per-client design brief that lives in our project file and guides every subsequent design decision
Maintain client mood boards on Pinterest, Milanote, or similar tools
3D Rendering & Visualization
Produce photorealistic 3D renderings of every space the client wants to visualize — kitchens, primary bathrooms, primary suite, family rooms, exteriors, pools, outdoor kitchens, etc.
Render multiple options for any given space (e.g., the same kitchen with 3 different countertop materials, 2 cabinet finishes, and 4 faucet options) so clients can compare visually before committing
Render to scale — every cabinet, fixture, and finish is dimensionally accurate so the client sees what they will actually get
Use SketchUp + V-Ray, Lumion, Enscape, 3ds Max, or Twinmotion to deliver photorealistic quality (not stylized)
Iterate quickly when clients request changes — a typical luxury client will want 4–8 rounds of revisions per space
Fixture, Finish & Material Selection
Help clients select countertops, tile, flooring, plumbing fixtures, lighting, hardware, paint colors, cabinetry styles, and appliance packages
Match selections to (a) the client's budget allowances, (b) their personal taste, (c) the home's architectural style, and (d) what's actually available and reasonable to source
Coordinate with our Estimator/Purchasing Manager to confirm vendor availability, lead times, and pricing for selected items
Build per-room selections sheets the client signs off on
Manage the full selections schedule per project — track what decisions are due by when so the project never gets held up by a missing selection
Concept Design
Produce conceptual layouts for kitchens, bathrooms, closets, mudrooms, laundry rooms, pantries, bars, and any custom millwork space
Design closet and cabinet layouts at the concept level — shelving, drawer placement, hanging rod heights, integrated lighting, hidden storage
Lay out furniture plans to confirm spaces work for the client's lifestyle
Produce concept floor plan adjustments when clients want to modify the architect's plans (e.g., "can we move this wall, expand this room") — communicate the concept clearly to our architect for final drafting and stamping
Generate elevation views and section views as needed to communicate concepts
Client Presentation & Handoff
Present design concepts to clients via Zoom — walk them through 3D renderings live, take notes on feedback, set expectations on next iteration
Build clean, polished presentation decks for every client meeting
Once a client signs off on a design package, produce a clean handoff document for our architect with all dimensions, specifications, fixture cut sheets, and design intent
Coordinate directly with our architect during their drafting phase to answer design questions and protect the client's vision
Documentation & Library Building
Maintain a master selections library — every fixture, finish, and material we have ever specified, with vendor info, pricing, and links
Build a 3D model library — reusable cabinet styles, fixture models, furniture, lighting that can be dropped into new projects
Organize all client design files in Google Drive — every project, every revision, every approval logged
Requirements
3+ years professional 3D rendering and interior design experience. You must have a portfolio of completed photorealistic renderings — residential interiors strongly preferred. We will review your portfolio in detail.
Photorealistic rendering software fluency. Required: SketchUp + V-Ray, OR Lumion, OR Enscape, OR 3ds Max + V-Ray, OR Twinmotion. You must be able to produce client-ready photorealistic renderings, not stylized 3D models.
Strong design taste. Your eye matters more than your technical skills. We will evaluate this through your portfolio. If your past work looks like a 1990s builder catalog, please do not apply.
Knowledge of luxury residential design. Familiarity with high-end materials, fixtures, and brands — Calacatta marble, Sub-Zero/Wolf, Waterworks, Ann Sacks, Visual Comfort, Holly Hunt, Restoration Hardware, etc.
Excellent written and verbal English. You will be on Zoom calls with luxury clients regularly. Your English must read and sound completely professional. We will test this in the interview.
Client-facing polish. You will be representing our company directly to clients spending $1M–$3M+. Your presentation, manner, and communication must reflect that.
Tech fluency. SketchUp, your rendering tool of choice, AutoCAD or Revit (basic), Photoshop, Adobe Illustrator or Figma, Google Drive, Google Sheets, Zoom, Pinterest, Milanote.
Detail orientation. You will be selecting hundreds of items per project. Mistakes (wrong fixture model, wrong finish code, wrong dimension) cost real money and damage client trust.
Discretion and trustworthiness. You will see private client information, design preferences, budgets, and home plans. NDA required.
Reliable workspace. Stable high-speed internet, backup power, quiet workspace, working webcam, modern computer with strong GPU for rendering, dual monitors strongly preferred.
Schedule commitment. You must be able to consistently work 9:00 AM – 6:00 PM PST (overnight in Manila) long-term. Confirm in your application that this works for you.

Bonus Points
Background in interior design, architecture, or industrial design from an accredited program
Direct experience designing for U.S. luxury residential clients
Familiarity with California design trends (Modern Farmhouse, Spanish Revival, Coastal Modern, Mid-Century Modern, Contemporary)
Experience working with U.S. luxury vendors and showrooms
Photography or visual storytelling background (strengthens rendering composition and lighting skills)
Comfortable using AI tools (Midjourney, ChatGPT, Claude, etc.) to generate concept directions faster
