About the Role

The Senior Assistant Property Manager is a leadership role responsible for overseeing the day-to-day operations of a growing, diversified real estate portfolio across Texas and California. This includes a 70-unit commercial building in Houston, TX, single-family rental properties in California, and short-term rental (Airbnb) properties in Austin, TX.

You will lead and supervise a team of Assistant Property Managers while personally handling complex operational, financial, and tenant matters. This is not an entry-level position — we need someone who has managed US properties, can make decisions independently, and is ready to own outcomes.

This is also not a role where you simply delegate and disappear. You need to be hands-on, involved in ongoing tasks, and ready to step in with guidance when a tea ---------- mber needs it — or take over a task entirely when the situation calls for it. Our leadership philosophy is trust but verify: you empower your team to execute, then you follow up and confirm the work was done correctly.

This is a 100% remote, full-time, long-term position.

What You'll Do

Team Leadership
- Supervise and mentor Assistant Property Managers using a trust-but-verify approach — delegate clearly, follow up consistently, and confirm quality
- Stay hands-on with ongoing tasks — review work in progress, not just final outputs
- Step in to provide guidance, coaching, or direct support when tea ---------- mbers are stuck or struggling
- Take over tasks when the situation requires it — no task is beneath you
- Apply project management principles to plan, track, and deliver property operations initiatives on time and within scope
- Schedule tea ---------- etings, delegate tasks, and hold tea ---------- mbers accountable for deadlines and quality
- Conduct training sessions using company runbooks and tutorials
- Serve as the first point of escalation for the team before matters reach ownership

Property Operations
- Oversee daily operations across a mixed portfolio of commercial, single-family, and short-term rental properties
- Ensure excellent customer service to all tenants, guests, and prospects
- Manage Airbnb listings, guest communications, and short-term rental operations
- Coordinate maintenance requests and vendor communication across multiple property types
- Ensure accuracy and timely preparation of all required reports

Tenant Relations & Legal
- Handle escalated tenant situations — complaints, disputes, and difficult conversations
- Prepare and serve legal notices (pay or quit, lease violations, cure or quit)
- Coordinate eviction processes with legal counsel and local authorities
- Ensure compliance with US property management regulations including Section 8, rent control, and tenant/landlord laws in California and Texas

Financial Management
- Participate in budget planning for properties across the portfolio
- Negotiate vendor contracts and pricing to optimize operational costs
- Set and review lease pricing based on market conditions
- Enter accounts receivable and accounts payable into QuickBooks
- Perform monthly bank reconciliations
- Monitor rent collections, track arrears, and escalate delinquencies

Documentation & Communication
- Draft lease agreements and manage property documentation
- Prepare and send communication notices to tenants
- Coordinate via Zoom, Slack, and Asana daily

What We're Looking For

- 2+ years of US property management experience (required — non-negotiable)
- Proven experience managing commercial, residential, or short-term rental properties in the US
- Understanding of Project Management (PMP) principles — you should be comfortable with scope management, task prioritization, risk identification, stakeholder communication, and delivering results on schedule. PMP certification is a plus but not required — what matters is that you think and operate like a project manager
- Experience leading and managing tea ---------- mbers — you must have real examples of how you've delegated work, verified completion, coached tea ---------- mbers through challenges, and stepped in to take over when needed
- A hands-on leadership style — you don't just assign tasks and walk away, you stay involved and ensure quality at every step
- Experience handling tenant escalations, legal notices, and eviction coordination
- Understanding of US property management regulations — Section 8, rent control, fair housing, and state-level tenant/landlord laws in California and Texas
- Proficiency in QuickBooks
- Expert-level use of Microsoft Office (Word, Excel, Outlook)
- Familiarity with property management software (AppFolio strongly preferred)
- Comfortable using Asana, Slack, and Zoom for daily communication
- Strong written and spoken English — you will be communicating directly with US tenants, vendors, and legal contacts
- Financially literate — comfortable with budgets, vendor negotiations, and lease pricing decisions
- Bachelor's degree preferred
- Dependable, proactive, and able to make sound decisions without constant oversight
- Must provide 3 work references from US-based individuals who can verify your US property management experience (this is required and will be checked before any offer is made)

What are the working hours?
You will be expected to work US Central Time business hours. This is a full-time position (40 hours/week).

Yes, there is a 3-month probation period. After that, performance evaluations are conducted every 6 months.

What training and support do you provide?
