About the Role
As a Real Estate Underwriting & Deal Evaluation Specialist, you are responsible for quickly and accurately underwriting all incoming deals brought in by the acquisitions team.
You will analyze 100–150 properties per day, determine accurate ARVs, recommended offer ranges, and target assignment spreads, and provide fast feedback to acquisitions so they can move deals forward or kill bad ones immediately.
This is a high-volume, fast-paced role for someone who is sharp, analytical, decisive, and able to work quickly without sacrificing accuracy.
Key Responsibilities
Underwrite ALL (100–150 properties) per day from the Acquisitions team.
Determine accurate ARV (After Repair Value) using MLS comps, public data, active listings, and recent sales.
Calculate MAO (Maximum Allowable Offer) and recommended offer range for each deal.
Identify and tag property condition levels, renovation assumptions, and estimated repair values.
Evaluate the target assignment spread and determine how much Zeltura can sell the deal for.
Verify agent notes, seller notes, photos, and additional documents to confirm value.
Provide fast feedback to the acquisitions team through CRM tags, notes, and recommended pricing.
Collaborate with the Dispo team to ensure alignment between underwriting values and buyer demand.
Maintain organization and accuracy across all daily underwriting assignments.
Participate in weekly training on market updates, pricing trends, and comp analysis.
Performance Standards (KPIs)
Your success is measured by:
100–150 deals underwritten per day (non-negotiable KPI)
Accuracy of ARVs and offer recommendations
Speed-to-feedback time to Acquisitions
CRM accuracy and clean notes
Consistent participation in training and calibration sessions
Ability to hit volume targets without sacrificing quality

Requirements
Strong understanding of real estate valuation (ARV, MAO, comps, repairs)
Experience in wholesaling, underwriting, analyzing comps, or related fields
Fast computer skills and ability to evaluate 100–150 deals/day
Ability to identify good comps, bad comps, and price trends
Reliable laptop, Wi-Fi, and quiet workspace
