Unlike traditional property management companies that provide services to external clients, we exclusively manage our own portfolio of rental properties, focusing on long-term profitability and operational efficiency.

We partner with an external property management company that handles leasing, tenant relations, inspections, and marketing. However, all maintenance operations, vendor sourcing, and cost control strategies are managed in-house to ensure maximum efficiency and profitability.
As our Real Estate Operations Manager, your mission is to optimize and grow the financial performance of our rental portfolio—both by managing the operations under our control and by driving our property management comp. to maximize their performance. You will implement systems and strategies that directly improve net operating income and long-term asset value.
**TOP RESPONSIBILITIES**
-MAINTENANCE COORDINATION & TURNOVER MANAGEMENT-
• Manage work orders, rehab and turnover projects, resolve city violations, and coordinate material and appliance deliveries.
• Source, negotiate with, and oversee handymen and contractors for all types of repair jobs.
• Track work progress, verify completion quality, and ensure adherence to budget and timelines.
• Optimize vendor and contractor relationships to improve efficiency and cost-effectiveness.
• Work closely with the property management company to ensure seamless operations and maximize rental income and property value.
• Manage ad-hoc projects, including larger property rehabs and coordination with realtors to sell properties for top dollar.
-PERFORMANCE OPTIMIZATION & SYSTEM EFFICIENCY-
• Establish, track, and enforce Key Performance Indicators for both internal operations and to ensure accountability from the property management company.
• Identify opportunities to improve operational processes to reduce expenses, and increase net profit: minimize vacancy days, maximize tenant responsibility for property upkeep, improve rent collection rates, and optimize property marketing and rent pricing strategies.
• Develop, document, and optimize internal systems and processes to improve efficiency and scalability.
• Maintain seamless communication with mortgage service companies, insurance agents, attorneys, and city inspectors.
• Leverage data and technology to enhance decision-making, streamline operations, and improve reporting accuracy.

This is a full-time, remote role (Mon-Fri, US EST).
Compensation: Php 75,000 - Php 105,000 per month (depending on experience).
