We are a fast-growing land investment company seeking a Land Comps Specialist to support our acquisition efforts. This role is mission-critical: you’ll analyze vacant land properties, run comps, and help us determine accurate market values so we can make smart buying decisions. Our goal is to “double our money” on every deal—and your work makes that possible.

Core Responsibilities
1. Property Valuation (Comps Reports)
• Analyze vacant land using Redfin, Zillow, LandWatch, MLS, and other tools.
• Identify comparable land sales, calculate price per acre, and estimate market value.
• Deliver clear, documented valuation reports with recommended offer prices.
• Target accuracy: within 5–10% of actual sales price.
2. Due Diligence Checks
• Conduct high-level due diligence before we proceed with valuation.
• Confirm legal/physical access, floodplain status, topography, and zoning restrictions.
• Flag red flags to the acquisitions manager immediately.
3. Pricing & Offer Strategy
• Translate comps into actionable purchase recommendations based on our profit targets.
• Help acquisitions team make informed, fast offers.

Daily Responsibilities
• Review new leads and run initial “sniff test” due diligence.
• Perform in-depth comps analysis on viable deals.
• Document findings and upload to our CRM and internal databases.
• Assist with subdivide valuations and county-level info gathering.
• Collaborate with the acquisitions team on active deals and negotiations.
• Spend time on daily micro-improvements to refine your speed and accuracy.

Weekly & Monthly Priorities
• Weekly Pipeline Review: Review, prioritize, and plan comping tasks.
• Team Syncs: Participate in weekly meetings or provide updates on deal insights.
• Systems Building: Improve and document systems, templates, and workflows.
• KPI Reporting: Help compile monthly performance data on leads comped, offers made, and deals won.

Tools You’ll Use
• Zillow, Redfin, Lands of America, DataTree, LandWatch, GIS platforms
• CRM tools and spreadsheets
• Slack and Zoom for internal communication

Qualifications
• Strong research and analytical skills
• Experience with real estate data tools is a plus
• Excellent written communication
• Self-starter attitude with strong time management
• Prior experience in land, real estate comps, or due diligence preferred (but not required)
