**Job Title:** Virtual Assistant for Acquisitions (Wholesale Real Estate)

We are a fast-growing wholesale real estate company specializing in the acquisition of residential properties. Our goal is to identify and secure properties at a discounted price to sell to investors and rehabbers. We are looking for a highly organized, proactive, and self-driven virtual assistant to assist our acquisitions team in finding and evaluating profitable real estate opportunities.
**Job Overview:**
The Virtual Assistant for Acquisitions will support our real estate acquisitions team by performing a variety of tasks related to sourcing, analyzing, and managing potential wholesale deals. The role requires a high level of attention to detail, excellent communication skills, and familiarity with real estate investment concepts and tools. You will play a crucial role in helping our team identify and secure profitable properties.
**Key Responsibilities:**
- **Lead Generation:** Research and source potential property leads using online platforms (e.g., MLS, Craigslist, Zillow, and other real estate websites) to find distressed properties and motivated sellers.
- **CRM Management:** Manage and update the company’s CRM system (e.g., Podio, REIPro) with new leads, contacts, and property information.
- **Cold Calling & Texting:** Reach out to sellers via cold calling or texting using tools like Mojo Dialer or Launch Control to gather property details and assess the potential for acquisition.
- **Data Entry & Analysis:** Input property data into spreadsheets or CRM systems, assist with running comparative market analysis (CMAs), and evaluate property values, condition, and potential investment return.
- **Follow-Up:** Maintain regular follow-up communication with leads, schedule property visits, and coordinate with sellers for negotiations.
- **Lead Nurturing:** Organize and nurture relationships with property owners through consistent outreach to increase the likelihood of acquiring properties at competitive prices.
- **Market Research:** Research market trends, neighborhoods, and local real estate conditions to help guide acquisition decisions and identify high-potential investment areas.
- **Documentation & Reporting:** Prepare reports on the status of leads, acquisitions, and potential deals, providing insight into the progress of each opportunity.
- **Team Collaboration:** Work closely with the acquisitions team, providing updates on leads and supporting the negotiation process as needed.
**Requirements:**
- Proven experience as a virtual assistant or in a similar role, preferably in real estate acquisitions or sales.
- Familiarity with real estate industry terminology, processes, and tools (Podio, CRM systems, MLS, etc.) is a plus.
- Strong organizational and time-management skills.
- Excellent verbal and written communication skills, with the ability to interact professionally with sellers and team members.
- Detail-oriented with strong analytical skills for evaluating properties.
- Self-motivated, reliable, and able to work independently with minimal supervision.
- Proficiency with Google Workspace (Docs, Sheets, Gmail) and Microsoft Office.
- Experience using lead generation tools, virtual dialing systems, and real estate software is preferred.
- Ability to manage multiple tasks and priorities effectively in a fast-paced environment.
**Preferred Qualifications:**
- Prior experience in wholesale real estate or real estate acquisitions.
- Knowledge of real estate investment analysis, such as understanding ARV (After Repair Value), repair costs, and potential profit margins.
- Ability to speak multiple languages is a plus.
