Location: Remote
Schedule: Full Time
Hours: 9:00 AM to 6:00 PM or 10:00 AM to 7:00 PM EST depending on business needs
Compensation: Based on experience plus performance based incentives

About the Role

Luis Buys Homes is a real estate investment company focused on buying properties directly from motivated sellers and assigning contracts to end buyers.

We are hiring a high level real estate underwriter who understands how real estate investors actually make money. This role requires speed, judgment, prioritization, strong communication, and deep understanding of how deals truly work.

This is not a junior role.
This is not a freelance role.
This is a long term, full time position for someone who lives and breathes underwriting.

What You Will Be Responsible For
• Underwriting primarily single family properties across multiple markets
• Running comps in New Jersey, Pennsylvania, and Florida, with the ability to adapt if markets change
• Supporting 3 to 4 Acquisitions Managers with pricing and offer recommendations
• Providing 10 to 15 offer recommendations per day, depending on volume
• Performing quick napkin underwriting when offers are needed fast for live on call closes, sometimes within 15 minutes
• Performing deeper underwriting when complexity requires it, sometimes taking up to 60 minutes
• Knowing how to prioritize hot deals when the acquisitions team needs numbers immediately
• Staying in constant communication with the acquisitions team throughout the day
• Providing clear explanations behind pricing so salespeople can justify offers to sellers
• Underwriting one property at a time with strong attention to detail
• Participating in Dispositions team meetings to receive buyer feedback and refine underwriting
• Continuously adjusting pricing based on real buyer behavior

You are not speaking with sellers.
Your role is strictly to provide numbers, logic, and guidance to the acquisitions team.

You should:
• Understand we are underwriting to create assignment fees
• Understand how flippers, landlords, and cash buyers think
• Have strong common sense when reviewing deals
• Know when numbers technically work but the deal is still bad
• Be confident pushing back and killing weak deals
• Be fast, decisive, and detail focused
• Communicate clearly and confidently with sales teams

Advanced Scenario Underwriting

You must be comfortable underwriting complex situations, including:
• Squatter occupied properties, factoring in state specific eviction risk and timelines
• Non performing tenants and holdover risk
• Situations where active comps are materially lower than recent closed comps
• Markets where ARV requires going back in time due to low volume or changing conditions
• Properties with legal, occupancy, or access complications
• Thin buyer pools where risk must be priced aggressively

Required Experience

You must have all of the following:
• Proven experience underwriting single family homes
• Prior experience working for a real estate investment company, bank, or institutional real estate group
• Strong understanding of ARV and as is valuation methods
• Experience estimating rehab and construction costs
• Ability to analyze active, pending, and closed comps together
• Experience using tools such as Privy or similar platforms
• Comfort underwriting occasional land or light commercial deals
• Comfort calling realtors to validate comps and market behavior
• Strong prioritization, judgment, and critical thinking skills

If your experience is limited to plugging numbers into spreadsheets without understanding the business, this role is not for you.
