WindCap Land Holdings is a dynamic real estate investment firm focused on uncovering value in off-market land deals. We specialize in acquiring and repositioning raw land through creative strategies such as minor subdivision, distress acquisitions, and land flipping. We’re launching a new acquisitions platform—and we’re looking for a hungry, experienced land dealmaker to lead the charge.
Position Summary
We’re seeking a Lead Acquisition Manager to spearhead the buildout of our land flipping and distressed land acquisition vertical. You’ll work closely with ownership to architect the platform, define acquisition criteria, and lead the sourcing, underwriting, and negotiation of off-market land deals. This role is ideal for someone who’s entrepreneurial, self-driven, and passionate about land investing.
Key Responsibilities
- Platform Development: Design and implement the foundational systems, processes, and tools for the land acquisition platform.
- Deal Sourcing: Lead outreach efforts (direct mail, cold calling, digital marketing, broker relations) to source off-market land opportunities.
- Due Diligence & Underwriting: Evaluate potential acquisitions, conduct market research, review title, zoning, access, and environmental issues.
- Negotiation & Execution: Negotiate purchase agreements with sellers and coordinate with title companies to bring deals to close.
- Team Leadership: Over time, build and manage a small acquisitions team and virtual assistants to scale outreach efforts.
- CRM & Pipeline Management: Track leads and deal flow using internal systems (CRM, project management software, etc.).
- Partnership & Strategy: Collaborate with leadership on market expansion, funding strategies, and disposition plans.
Qualifications
- Minimum 2 Years of land acquisition experience required.
- Proven track record sourcing and closing off-market land deals (preferably residential, rural, or transitional land).
- Deep understanding of land due diligence, comps, and subdivision or entitlement process is a plus.
- Strong communication, negotiation, and organization skills.
- Experience working with CRMs and lead management platforms.
- Self-starter who thrives in a fast-paced, unstructured environment.
- Entrepreneurial mindset and excited to build something from the ground up.
