Fractional Controller / Senior Bookkeeper (Part-Time, Remote)

About Us
We are a growing real estate development and construction company seeking a highly organized, detail-oriented Fractional Controller to oversee bookkeeping, accounts payable, cash management, and financial reporting. This is not a simple bookkeeping role - we need someone who understands cash flow, project-based businesses, and working capital management. You will work directly with the owner and serve as the primary financial operations lead for the company.

This is a long-term, part-time remote position, that has potential to become a full-time role.

Expected commitment: 5–15 hours per week initially.

## Responsibilities

Bookkeeping & Accounting
* Maintain accurate books and financial records for each division and project
* Manage monthly reconciliations
* Review and categorize transactions
* Maintain general ledger integrity
* Prepare monthly financial statements
* Coordinate year-end reporting and tax support

Accounts Payable & Payments
* Manage vendor and contractor payments
* Prepare ACH payments and wire transfers
* Track invoices and payment schedules
* Maintain vendor records
* Ensure timely payment of obligations
* Coordinate with ownership for payment approvals

Cash Management & Forecasting
* Maintain rolling cash flow forecasts
* Project cash needs over 1-, 3-, and 6-month horizons
* Monitor working capital requirements
* Identify upcoming cash constraints before they become issues
* Provide recommendations regarding timing of draws, funding events, and major expenditures

Project Financial Management
* Track project budgets vs actual spending and create project retro analyses
* Monitor project-level profitability and cash usage
* Compare actual costs against scopes and budgets
* Assist ownership in understanding project cash requirements

Reporting & Analysis
* Produce monthly reporting packages
* Track key financial metrics
* Provide ad hoc financial analysis
* Help ownership make informed decisions regarding capital allocation and project timing

Required Qualifications
* 5+ years of bookkeeping, controller, or accounting experience, ideally for a construction and/or real estate company
* Strong understanding of cash flow forecasting
* Experience managing accounts payable and vendor payments
* Advanced QuickBooks Online experience
* Strong Excel or Google Sheets skills
* Excellent written and verbal English communication
* High attention to detail and organizational skills

Strongly Preferred
* Experience managing multiple projects simultaneously
* Experience with job costing
* Experience preparing lender, investor, or ownership reporting
* Controller-level experience at a small or mid-sized company

Important Notes About Authority & Controls
This role will prepare payments, ACH transfers, wires, and cash forecasts. However, all payment releases and bank approvals will remain subject to company approval policies and internal controls. The ideal candidate is comfortable operating within a controlled financial environment and understands the importance of segregation of duties and financial controls.
