???? Job Title: Curative Title Researcher
Position Type: Remote – Part-Time (20-25 hours)
Schedule: Flexible hours; deliverables-based
Compensation: $5/hour + $75 bonus per deal

We’re a small but growing real estate investment company that specializes in acquiring off-market properties — often those with title issues due to tax liens, probate complications, or missing heirs. We’re seeking a dedicated, detail-obsessed Curative Title Researcher to help us uncover and resolve ownership challenges behind the scenes.

???? Key Responsibilities
Conduct detailed research into county records, probate filings, obituaries, tax records, and court documents to identify rightful property owners or heirs.
Analyze title reports, deeds, affidavits, and public databases to identify title defects and chain-of-title gaps.
Perform skip tracing to locate hard-to-find individuals using online tools, voter registration records, people search engines, and social media.
Verify contact information for property owners, heirs, attorneys, and representatives, and compile the data into clear, organized reports.
Collaborate with our acquisitions team, title companies, and attorneys to support title curative strategies.
Maintain confidentiality and ensure data accuracy and compliance with privacy protocols.
? Qualifications
Experience in surplus funds, title research, genealogy research, skip tracing, legal investigations, or real estate data (2+ years required)
Strong ability to interpret legal and property documents: deeds, wills, probate documents, notices, liens, etc.
Familiarity with county clerk portals, tax collector sites, county appraisal district sites, online title search tools, and skip-tracing software
Exceptional attention to detail and high standards for accuracy
Strong analytical, investigative, and documentation skills
Comfortable working independently with minimal supervision
Tech-savvy: proficient with spreadsheets, document organization, and web-based research
