REMOTE CONSTRUCTION PROJECT MANAGER
Luxury Custom Homes (Los Angeles, CA)

About Us
xxx Construction is a family-owned luxury custom home builder based in Los Angeles, California. We build high-end homes in Malibu, Pacific Palisades, and West LA in the $1M–$3M+ range. We are growing fast — we currently have 3 active builds, 2 starting soon, and 11 serious projects in our pipeline.
We are looking for a long-term teammate who wants to grow with us. We treat our team like family, we pay fairly, and we reward performance with bonuses. If you do great work, there is unlimited room to grow with us as we scale to 25+ simultaneous projects.

The Role
You will be a true Remote Project Manager — not a virtual assistant. You will manage multiple luxury home construction projects from start to finish using photos, plans, schedules, and email. You will be the eyes and ears of the project office while our field team is on-site during the day.
You will manage 3–5 projects simultaneously to start, scaling up as we grow. You will need to know each project's scope, schedule, and status off the top of your head.

Work Schedule

Hours: 4:00 PM – 12:00 AM Pacific Standard Time (PST), Monday through Friday
For you in the Philippines: approximately 7:00 AM – 3:00 PM the following day (Manila time)
Real-time communication window: 4:00 PM – 7:30 PM PST (the first 3.5 hours of your shift overlap with our team in California). During this window, you can email, message, and respond live.
After 7:30 PM PST: All outgoing communication must be drafted and scheduled to send at 8:00 AM PST the following business day. We use Gmail's scheduled send feature — you must be 100% comfortable with this before starting.

This schedule is non-negotiable. It is built so that our subcontractors, clients, and field team always receive your emails during their working hours, and so you have quiet, uninterrupted time to do your project management work.
We are also looking for someone willing to work additional hours when needed for time-sensitive deliverables. Extra hours are paid, and strong performance is rewarded with bonuses.

What You Will Do
Daily Project Management

Review CompanyCam photos every day for all active projects and verify field progress matches what subs and our team report
Assign CompanyCam tasks to the field team based on what needs to be documented or addressed
Track every project against its schedule — know exactly if we are ahead, on track, or behind
Build a rolling 3-week look-ahead schedule for every active project so subs are scheduled in advance
Manage RFIs (Requests for Information) — log every field question, get the answer, close the loop

Weekly Client Communication

Send a professional weekly progress update to every client every Friday covering: what got done this week, what is getting done next week, schedule status (ahead/on/behind), open items, and any decisions needed from them
Answer client questions about their project throughout the week — you must know each project's scope, finishes, and schedule cold
Eventually handle direct client communication once you have proven your knowledge and judgment

Plan & Scope Mastery

Read and understand full architectural plan sets (we work off 30+ sheet plan sets)
Know specific dimensions and measurements off the top of your head when asked
Draw quick sketches in any tool you prefer (Bluebeam, Procreate, even hand sketches photographed) to clarify questions for clients or subs
Perform material take-offs from plans (lumber, drywall, flooring, fixtures, etc.)

Subcontractor Management

Build subcontractor scope lists for every trade and cross-reference them against our contractual scope of work to make sure nothing is missed and nothing is doubled up
Verify subcontractor work is complete and quality is good — using photos, RFIs, and follow-up questions to the field team
When a sub bills for 50% completion, you verify from photos that they are actually 50% complete before we approve payment
Track lien waivers — no sub gets paid until their conditional/unconditional waiver is in

Documentation & Process

Draft change order write-ups whenever scope changes happen in the field, so nothing slips through unbilled
Maintain submittal logs (which finishes/materials need client approval, when they were submitted, when approved)
Build and manage punch lists at substantial completion
Keep our Google Drive perfectly organized — every project, every document, every photo set in the right place
Once we fully migrate to Buildertrend, you will own keeping it updated (schedules, selections, daily logs, financials)


Email
& Communication

You will be given a xxxxx Construction company email address
Send emails to subcontractors, internal team, and (eventually) clients — always within the communication windows above
Answer or route any incoming question by reviewing photos, plans, or emailing the right person to get the answer


Requirements

Construction experience is mandatory. You must have prior experience as a project manager, project engineer, estimator, or similar role on real construction projects — ideally residential. Tell us specifically what projects you've worked on.
Excellent written English. Your weekly client updates and subcontractor emails must read like a professional American PM wrote them. We will test this in the interview.
Plan reading. You must be able to open a 30-sheet architectural plan set and find specific dimensions, details, and scope items quickly.
Tech fluency. Gmail (including scheduled send), Google Drive, Google Sheets, and ideally CompanyCam, Buildertrend, Bluebeam, or similar.
Sketching ability. You must be able to produce quick clean sketches to clarify scope questions — any tool is fine.
Reliable workspace. Stable high-speed internet, backup power, quiet workspace, working webcam, modern computer.
Schedule commitment. You must be able to consistently work 4:00 PM–12:00 AM PST and understand the scheduled-send communication rules above. Confirm in your application that this works for you.
Available immediately. We are hiring for an immediate start.


Bonus Points

Experience with luxury or high-end residential construction
OSHA 10 or OSHA 30
Experience with U.S. or California-specific construction (codes, lien laws, Title 24, etc.)
Experience managing multiple projects simultaneously
Background in architecture, civil engineering, or construction management
Spanish Speaking (English + Spanish)
