WHO WE ARE
Two fast-growing Houston-based construction companies scaling hard toward $1M+: Texas Estate Construction LLC (TEC) — residential and commercial general contracting — and Green Century Services, Inc. (GCS) — landscaping construction. We run lean, we move fast, and we only hire people who take ownership. If you need babysitting, keep scrolling.

THE ROLE
We need a results-obsessed Ads Manager VA who lives inside Meta Ads Manager and Google Ads daily. Your job is simple to define and hard to execute: bring in qualified leads for construction and landscaping projects in the Houston, TX market at a cost we can scale. You will own ad strategy, creative testing, budget optimization, and weekly reporting. You report directly to the CEO. Your performance is measured in leads and cost-per-lead — nothing else.
This is not a "boost posts" job. This is not a "set it and forget it" job. If you are not checking campaigns daily and making decisions based on data, you are not the right person.

YOUR CORE RESPONSIBILITIES

Build, launch, and manage paid ad campaigns on Meta (Facebook/Instagram) and Google (Search, LSA, Display) targeting Houston-area homeowners and commercial property managers
Own the full funnel: ad creative direction, copy, audience targeting, landing page alignment, and lead follow-up handoff to GHL
Run structured A/B tests on creative, copy, and audiences — document what works and what does not, and act on it fast
Manage daily budgets and bids — scale what converts, kill what does not, no emotional attachment to ads that are not performing
Maintain clean campaign structure: proper naming conventions, UTM tagging, conversion tracking, and pixel/tag setup
Connect ad leads directly into GoHighLevel (GHL) pipeline — ensure every lead hits the CRM instantly and triggers the right automation
Produce weekly performance reports with the numbers that matter: spend, impressions, clicks, CPL, conversion rate, booked jobs. No vanity metrics.
Stay current on Meta and Google algorithm changes, creative trends, and what is working in the home services/construction space specifically
Proactively flag budget waste, audience fatigue, and creative burnout before they tank performance


WHAT YOU MUST KNOW — NON-NEGOTIABLE
Do not apply if you do not have real, proven experience with ALL of the following:

Meta Business Suite / Ads Manager — campaign build, audience creation (custom, lookalike, interest), creative testing, pixel events, CAPI setup
Google Ads — Search campaigns, Local Services Ads (LSA), conversion tracking via Google Tag Manager
Conversion tracking — pixel events, GTM, GA4 integration. If you cannot set up a lead event from scratch, do not apply.
GoHighLevel (GHL) — you must know how to connect ad leads into GHL pipelines. Bonus if you can build the automation on your end too.
Basic Canva or Adobe — enough to resize, adapt, or direct ad creatives without waiting on a designer for every iteration
Google Sheets / Data Studio / Looker Studio — for building and maintaining performance dashboards
Excellent written English — you will write ad copy. It must be punchy, local, and conversion-focused.


NICE TO HAVE

Experience running ads specifically for construction, home services, roofing, landscaping, or trades
Familiarity with Local Services Ads (LSA) and Google Guarantee badge process
Experience with reputation management (Google reviews, GMB) as part of a local lead gen strategy
Knowledge of retargeting strategies for longer sales cycles (construction projects are not impulse buys)
Experience with video ad editing or direction for short-form creative (Reels, YouTube pre-roll)
