Job Title: Revenue Analyst - Short-Term Rental Industry: MUST Have Rev Management Experience to Apply.
Company Overview:
Join our emerging Revenue Management company, which emphasizes a dynamic and results-driven atmosphere within a positive culture. We leverage advanced tools like the Wheelhouse Dynamic Pricing Tool, Keydata Dashboard, and focused Data KPI analytics to maximize revenue. We are seeking a full-time, committed professional with experience in revenue management and specific expertise in Price Labs or Wheelhouse.

Role: Revenue Management
Responsibilities:
Property Analysis: Develop property analysis spreadsheets using the 50/75/90th percentiles focusing on ADRs, monthly revenues, booking lead time averages, and occupancy rates.

Data Utilization: Utilize tools such as AirDNA, STR Insights, and Keydata to create comparable data references for similar top properties, organizing key performance indicators (KPIs) effectively.

Revenue Goals: Set and monitor results-driven goals for each property, including gross annual revenue, monthly revenue, nightly ADR goals, and establishing minimum threshold ADRs to optimize occupancy.

Daily Monitoring: Conduct daily monitoring of each property to adjust pricing using the Wheelhouse tool, ensuring understanding and application of demand pricing strategies and booking lead times.

Communication: Maintain clear communication with colleagues and the C-suite regarding daily metrics, challenges, and strategies, particularly during compression events and holidays.

KPI Development: Develop and monitor KPIs to track performance and guide decision-making.

Coordination: Work closely with the operations manager and team to identify low-performing properties and make minute pricing adjustments to boost algorithmic performance. Coordination with clients with email responses to suggestions/recommendations on optimization and ability to articulate rationale on current day to day management.

Results:
Achieve and exceed company goals for revenue and occupancy, ensuring minimum thresholds for revenue and occupancy across varying seasons and new home launches.

Requirements:

Competence in using and adjusting to various pricing tools with an aptitude for learning new technologies.

Expertise or strong proficiency in Wheelhouse or other revenue management tools, and readiness to learn and adapt to new systems.
