Job Title: Full-Time STR and LTR Property Management Assistant (Graveyard Shift)
Location: Philippines (Remote)
Shift: Graveyard shift to cover Pacific Time 7am to 3pm
Position Type: Full-Time
Experience: 2 years in property management or related field

We specialize in managing residential and commercial properties, ensuring high standards of maintenance, tenant satisfaction, and profitability. We’ve exclusively focused on Short Term Rentals (Airbnb) but now have long term rentals (1 year lease, unfurnished) as well.


**Job Description:**


As a Virtual Assistant, you will support our property management operations by assisting with both residential and short-term rental properties. Your role will encompass a variety of tasks aimed at enhancing the guest experience, optimizing property performance, and ensuring smooth daily operations.

**Key Responsibilities:**


- **Portfolio Management:**
- Assist in managing a portfolio of residential and short-term rental properties, including Airbnb listings.
- Maintain accurate records of short-term rental bookings, expenses, and revenue.


- **Guest Relations:**
- Handle guest inquiries, bookings, and check-ins/check-outs for short-term rental properties through phone and written communication.
- Monitor guest reviews and feedback, addressing any issues or concerns promptly.


- **Property Coordination:**
- Coordinate cleaning and maintenance services between guest stays to ensure properties are in top condition.
- Conduct regular inspections of short-term rental properties to ensure compliance with quality standards and guest expectations.


- **Market Optimization:**
- Optimize short-term rental listings for maximum visibility and occupancy rates.
- Assist in pricing strategies and revenue management for short-term rental properties.


- **Collaboration:**
- Collaborate with third-party platforms and vendors to enhance the guest experience and property performance.
- Coordinate with property owners or landlords to ensure alignment with their goals and preferences regarding short-term rental management.


- **Industry Awareness:**
- Stay informed about industry trends and regulations related to short-term rentals.
- Work closely with the property management team to integrate short-term rental operations seamlessly into overall property management activities.

**Qualifications:**


- Minimum of 2 years of experience in property management, focusing on both short-term and long-term rentals.
- Strong organizational skills with keen attention to detail.
- Excellent verbal and written communication skills.
- Proficient in property management software and Microsoft Office Suite.
- Ability to multitask and manage time effectively in a fast-paced environment.
- Tech-savvy with a willingness to learn new tools and platforms.
